Why work with LLPM
We know every neighborhood
We live here. We know where the trade winds cool a terrace, which areas rent well and what gives a property its value.
One contact, in English or French
From the first viewing to the signing, we stay by your side, whether you’re on the island or abroad.
An investor’s eye
We manage more than 35 vacation rentals, so we can give you a realistic view of a property’s rental potential before you buy.
And after the purchase
If you’d like to rent out your property, our management team can take over.
Buying with LLPM, step by step
1. Your project.
Together we define your criteria, budget and timeline.
2. Viewings.
In person, or by video call if you’re abroad.
3. The offer.
We support you through the negotiation.
4. Preliminary contract and deed of sale.
We coordinate with the notary until the keys are handed over.
5. What comes next.
Moving in, renovations, renting out: we’re still here for you.
Our transaction fees
Transparency is part of how we work. The schedule below sets out our maximum transaction fees, including tax (TGCA at the current rate of 4%). Fees are payable by the seller or the buyer, as stated in the mandate.
| Sale price including fees | Fees incl. tax |
|---|---|
| Garage / parking space | Flat fee €5,000 |
| €0 to €99,999 | Flat fee €8,000 |
| €100,000 to €199,999 | 8% |
| €200,000 to €499,999 | 7% |
| €500,000 to €999,999 | 6% |
| €1,000,000 and above | 5% |
- These are maximum fees. The fees actually agreed may be lower, under the terms set out in the mandate.
- Where fees are payable by the buyer, the property listing will state the price including fees, the price excluding fees and the fee percentage including tax, in accordance with applicable regulations.
- All amounts and percentages include tax (TGCA at 4%).
